AIA Financial Center

The AIA Financial Center (Block 89, North Bund) project is one of the key commercial complexes strategically located in the core area of Shanghai’s North Bund by Shangshi Group. It is also a regional landmark jointly created by Shangshi Group and Japan’s Mori Building. On December 19, 2022, AIA Life Insurance announced the successful acquisition of the controlling stake in Shanghai Shisen, thereby obtaining the property project of Block 89 on the North Bund in Shanghai and renaming the project as “AIA Financial Center”. The project is expected to be completed in the first half of 2023.

The AIA Financial Center is designed by renowned design firm NBBJ in collaboration with Modern Design Group. It is the first commercial MALL in Shanghai that combines commercial and cultural arts themes. It fully embodies the combination of people and art in commercial spaces, with unique design concepts running through every detail, emphasizing experience and fun, and creating an international trendy fashion center.

The AIA Financial Center Theater is a building with a modern atmosphere and artistic taste. The entire theater has an elegant and smooth appearance, with simple and clear lines, giving people a visual enjoyment. And the internal facilities are also fully equipped: advanced stage equipment, stunning lighting and sound effects, and rigorous and efficient backstage management. This not only meets various performance needs, but also brings the ultimate viewing experience to the audience.

The AIA Financial Center is located on the bustling Pujiang business skyline, with a total height of 180 meters. Standing on the top floor of the AIA Financial Center, it overlooks the magnificent scenery of Huangpu River and Binjiang Park. Whether it is day or night, people can feel the charm of this city. The project is located adjacent to the century old cultural heritage site of Nie Er’s former residence, showcasing the fusion of history and modernity at the same time and space.

The total construction area of AIA Financial Center is approximately 225000 square meters, including a total office building area of approximately 98689 square meters, a professional theater area of approximately 13710 square meters, and a commercial shopping center area of approximately 46186 square meters.

The standard floor area of the project ranges from 3257 to 3438 square meters, with removable floor slabs reserved between floors, providing flexibility in internal design for large-scale multi story enterprise headquarters.

Adhering to AIA’s ESG philosophy and strategy, the project is built in accordance with national green building standards and LEED Gold standards.

geographical position

The project extends from Gongping Road in the east, Dantu Road in the west, Dongdaming Road in the south, and Dongchangzhi Road in the north, facing Lujiazui across the river. It provides convenient access to the Tilanqiao Station of Metro Line 12 and Metro Line 19 (under construction), as well as the North Bund Riverside Green Belt and Central Green Space (under planning).
