1PART. ONE/630 Haimen Road Past and Present/History
Shanghai Zhongyin Plaza is located at 630 Haimen Road, and its past can be traced back to the Shanghai Tape Factory established in 1947, including the Hong Kong Liyuan which is now a part of the former Shanghai Tape Factory. After the state-owned enterprise was restructured and listed in 1992, Shanghai Tape Factory and Sanjiu Technology Development, the holding company of Sanjiu Group, were reorganized, and the land of this site also belonged to Sanjiu. In 2003, Sanjiu Development sold a nearly 10000 square meter plot of land including 630 Haimen Road to its subsidiary, Haiyingren, for about 90 million yuan. After a series of changes, Haiyingren became the developer of the current Zhongyin Plaza, Shanghai Deli Real Estate Co., Ltd.
This is also the birthplace of the place names and allusions of “Xiahaipu” and Tilanqiao. This also stems from Haimen Road, which is adjacent to Zhongyin Square. During the Song Dynasty, in order to improve the flood discharge capacity of the Wusong River (now Suzhou River), a tributary was excavated every 5 miles along the Wusong River to enter the river, which was called “Pu” at that time. The area south of Suzhou River was called “Shanghaipu”. When the Ming Dynasty dredged water resources, the “Pujiang River confluence” was carried out, forming a new waterway for the Huangpu River, and the name “Shanghai” was derived from it. The tributary north of Suzhou River was called “Xiahaipu”. Later, due to “filling and building roads”, many Pu disappeared from history, and the original site of Haimen Road was one of the Xiahaipu. The starting point of the gate road is at the current location of Zhongyin Square. At the end of Xiahaipu is the starting point for fishermen to go fishing in the sea. Whether sailing or sailing far away, fishermen and their relatives carry bamboo baskets filled with offerings and incense to cross a small bridge and pray for peace at the “Yiwang Temple”. Therefore, the people commonly call this small bridge “Tilan Bridge”. The Yiwang Temple is also known as the “Xiahai Temple” because it is located next to Xiahai Pu.
In 2018, the Environmental Resources Bureau of Hongkou District proposed the renovation of the old area of the plot at 630 Haimen Road (now located at Zhongyin Square), and established a large-scale commercial complex project integrating shopping, catering, office, and entertainment on this site covering an area of about 27000 square meters, with a total planned area of about 167000 square meters. Deli Real Estate took advantage of the situation and started the construction of Zhongyin Square in 2019.
2PART. TWO/Location and Transportation
Shanghai Zhongyin Square is located at 630 Hongkou District, adjacent to Haimen Road to the east, Yuezhou Road to the south, Gongping Road to the west, and Zhoujiazui Road to the north. It is a planned project above the Zhoujiazui Road subway station on Line 19, less than 1 kilometer away from the Huangpu River bank. The adjacent entrance of the North Cross Island Tunnel is only 500 meters away, and it can be directly connected to the Lujiazui Business District through the Xinjian Road Tunnel and Dalian Road Tunnel. Surrounded by approximately 80000 residents, it is adjacent to the 300000 commercial entity Ruihong Enterprise World and Shangbin Life Square, and is less than 1 kilometer away from the Beiwai Beach commercial district.

3PART. Introduction to THREE/Zhongyin Square/Introduction
Zhongyin Square consists of two 21 story Grade A office buildings, A and B, a commercial standalone building (Building D), a corporate headquarters standalone building (Building C), and a 110KV substation (Building E, excluding capacity area), totaling five buildings. The total land area is 26476.4 square meters, with a total construction area of 161000 square meters (including capacity area). It was developed by Shanghai Deli Real Estate Co., Ltd. Currently, Deli Real Estate is 100% owned by Zhongyin Real Estate, a subsidiary of Shandong State owned Assets Supervision and Administration Commission. The project started construction in 2019 and was completed in May of this year after five years due to the complexity of the subway building.
Building A and Building B are of the same height. Due to the connection between Building A and Building D, which have 4 floors of commercial space, Building D has a slightly smaller office area than Building B, which has 31000 square meters. Building B is purely for office use, with a total construction area of approximately 36000 square meters. The lobby height of both office buildings is over 10 meters. Building C has 4 floors with a total area of approximately 5000 square meters, while Building D has 4 floors and some B1 floors, with a total commercial area of approximately 30000 square meters. Buildings B and D are connected by an aerial corridor, and all 4 buildings have direct access to the sunken plaza, B1 floor commercial area, and parking lot. The parking lot is located on some B1 and B2/B3 floors, with a total of 801 parking spaces.
The project has obtained WELL Platinum, LEED Platinum, Green Building Three Star, and Healthy Building Two Star Four fold certifications, creating a healthier environment in terms of air, water, light, sound, materials, community, and other aspects. At present, the overall project is available for rent and sale.
