In the previous issue, we talked about the hot Pudong Shoal Plate, and the Xuhui Binjiang Plate across the river is also in urgent need of development and construction.
As of the beginning of this year, Xuhui Binjiang has signed contracts with over 20 companies, including Tencent and Alibaba, to move in.
In the medium to long term, these two areas will be emerging city centers, “Wu Qun said.” In the next decade, the two star areas in Shanghai’s emerging sector will be Xuhui Binjiang and Qiantan. “Why do you say that?
On April 8, 2020, Xuhui District held a site promotion meeting for major construction projects in 2020, including the West Bank Media Port, West Bank Smart Valley, West Bank Financial City and other major projects in the West Bank area.
Among them, Tencent, Ali, NetEase, Huawei Kunpeng, Xiaomi and other Internet industries will settle in Xuhui Binjiang “West Bank Smart Valley”. According to statistics from Shanghai West Bank Development (Group) Co., Ltd., by the end of this year, the Shanghai West Bank International Artificial Intelligence Center will have over 20 companies sign contracts, with a occupancy rate of 90%. More than 3000 employees will be settled in the office, and the building economic output value of the Shanghai West Bank International Artificial Intelligence Center can reach 10000 yuan/square meter.
It is understood that the Shanghai West Bank International Artificial Intelligence Center not only gathers leading AI enterprises such as Microsoft Research Asia (Shanghai), Microsoft Instrumental Artificial Intelligence Innovation Institute, Alibaba, Shanghai Kunpeng+Shengteng Ecological Innovation Center, but also benchmark enterprises in vertical subdivisions such as Lian Ying Intelligence, Every Step Technology, Feixi Technology, Spitzer, Yunyi Technology, Jincheng Medical, Wenjing Technology, Perfect Qijia and Yizhu Technology.
As early as January this year, the structure of the last building in the West Coast Media Port was also topped out by Tencent’s East China headquarters. Zhang Lijun, General Manager of Tencent Technology (Shanghai) Co., Ltd., stated in an interview that Tencent’s East China headquarters is expected to officially relocate to the headquarters building in Xuhui Binjiang in the first half of 2021. The East China Headquarters will prioritize the development of artificial intelligence and big data industries as core priorities.
In non central areas of Shanghai, the cost-effectiveness of Qiantan and Xuhui Binjiang is very high in terms of the gathering of real estate, convenient transportation, government planning and support, supporting facilities, and rent. Compared to other sub centers such as Dahongqiao, Beibinjiang, Wujiaochang, etc., Xuhui Binjiang and Qiantan have more obvious comprehensive advantages.
At present, the office building projects slowly being delivered in the Xuhui Binjiang area include:
Xingyang West Bank Center, Hanghui Building, Eastern Airlines Binjiang Center, and Shanghai West Bank International Artificial Intelligence Center are currently being leased, and at this time, they are still in a low price range.
